Winter Property Health Check
Is your property ready for Winter ?
We have been lucky so far in Wigan.
The weather has been generally mild although a little wet.
But it won't last!! (the bookies price on a White Christmas is dropping daily )
So you still have time to make sure you have a repair free Christmas and New Year.
This is especially important if your property is on the market and empty, or you are a landlord with tenanted properties.
Roof and Chimneys
Is there enough room for Santa to come down the chimney?
(Sorry! Couldn't resist that)
Check for any slipped or broken roof tiles or slates
Are the chimney flashings intact and the brickwork pointing sound?
Gutters
Mine look like poorly maintained window boxes at the moment specialising in weeds.
They need a good clear out after the Autumnal shower of leaves.
Are any of your gutters over flowing ?
They may need adjusting or seals replaced
Drains
When is the last time you lifted the inspection cover?
This is particularly important if you live near trees
Are they free flowing and clear of blockages?
I spent one memorable New Year’s Eve with drainage rods in my hand rather than a glass of champagne.
Trees
Are the any overhanging branches you haven't got around to cutting down?
Best to do it before a storm does it for you when you least expect it !!
Windows
Replace any failed double glazing units.
They are keeping you cold and costing you money with lost heat.
Gardens
Do you have a snow shovel and a bag of road salt?
These are the very first items to run out in the shops if snow does arrive
Boilers and Gas Fires
Book your service and safety checks NOW!!!
This is the busiest time of year for plumbers and you want to avoid an 'emergency’ call out.
Insulation and Ventilation
Has the roof got adequate insulation and ventilation?
Are your water pipes lagged properly?
Condensation damage is one of the most regular complaints we get on our rental properties in Winter.
Is your tenant properly briefed on keeping a good level of ventilation to prevent condensation problems ?
Draughts
Thicker curtains over door and window openings, and draft excluders are a low cost way to retain heat.
These are just a few tips to protect your property when the weather starts to get worse.
