Let's get the bad news out of the way 1st - The national trend of fewer properties coming to the market this year compared with last year has continued in Wigan in September 2015.
There were 398 new properties listed this September compared with 450 properties listed in September 2014 - That's a fall of nearly 12% in new listings leaving potential buyers with less choice.
But now the good news - Sales Are Up!!! Yippee
241 properties were Sold STC in September 2015 compared with 203 properties Sold STC last September -an increase of nearly 20%
This suggests that those sellers who are pricing their properties correctly and using agents that are maximising all advertising avenues with high quality presentation sales are being readily achieved
Which Postcodes Are Performing Best?
In WN1: 42 new listings and 26 Sold STC: 62% conversion ratio
In WN2: 103 new listings and 53 Sold STC: 51% conversion ratio
In WN3: 43 new listings and 38 Sold STC: 88% conversion ratio
In WN4: 55 new listings and 21 Sold STC: 39% conversion ratio
In WN5: 81 new listings and 53 Sold STC: 65% conversion ratio
In WN6: 76 new listings and 50 Sold STC: 66 % conversion ratio
The stand out winner this month is WN3!!
Properties in Winstanley, Hawkley Hall and Marus Bridge have the best chance of selling with an excellent conversion ratio.
It was much tougher to sell WN4 ie Ashton and Garswood with a conversion ratio of less than 40%.

Bungalows: 40 new listings 29 Sold STC: 73% conversion ratio
Flats/Apartments: 14 new listings 6 Sold STC: 43% conversion ratio
No surprises here!!
Bungalows are always popular because of their limited availability and always sell well and I can't see that changing.
The most common house types in Wigan are two and three bed semi detached and terraced houses and they both enjoy a good selling conversion ratio of over 60%
Therefore if you have a bungalow in WN3 we definitely want to hear from you because you have a very sought after property .
Conclusion
There are less properties coming on to the market and that can make moving difficult if you can't find what you are looking for.
But properties are selling.... all types.. .in all locations
