What turns people off a property?

 

When it comes to properties, as agents, we see a lot of them and we also see buyers reactions. We have put together a list of what not to do when selling your home.

 

Pets

They say we are a nation of pet lovers.  This might be true for the majority of us but certainly not for all of us.  Some of your potential buyers may be allergic to your favourite furry friends and some may be outright terrified due to phobias.

 

 

 

I have family members with phobias ranging from Wasps, Mice, Dogs and Birds. Two of my relatives would not be able to enter a room if there was a bird in it, even if it was caged!!!

 

Of course we are not suggesting you get rid of your animals but if you do have pets then maybe keep them out of the way during viewings.

 

Odours

No one likes to be greeted by off putting odours ( teenagers, cat litter, wet dogs, the fish you cooked for tea last night - you get the gist ) so make sure that before viewings you give your home a good airing and you use an air fresher or diffuser to improve the viewers experience.

 

The sellers

Give your potential buyers the space to be able to look around without feeling stalked and put under pressure by the owner.

Make them feel welcome and help them imagine that this is their next dream home.

 

Noise

Whether it be your neighbours who like to crank up the stereo or the hum of traffic from the road outside, most buyers don’t like excessive noise. You can of course try to eliminate this as much as possible by closing the windows or letting your neighbours know that you’re arranging some viewings.

 

Home Improvements

Ask your Estate Agent for advice on any minor repairs or improvements you are thinking of making before you market the property.  You may be tempted to spend more on home improvements than is necessary to sell the property. 

Usually sprucing up the décor, decluttering and tidying up the external areas should be enough to sell your property at the best possible price.

Don’t be tempted to waste your money on cheap replacements that the next buyer will more than likely remove anyway and they are unlikely increase the value of your property.

Most people will want to put their own stamp on the property anyway so why waste good money

 

 

Damp

If there’s one thing that will worry a buyer, it’s damp. If you’ve had a leak previously and there is still evidence, paint over it. If buyers see a patch on the wall or floor then it’s not a good sign and they will want further investigation even if you have previously repaired the problem.
