We are extremely proud of all the properties that we represent on the market but here at Alan Batt Estate Agents we have been responsible for marketing and selling some of the most prestigious high-end properties in the Wigan and Standish Area.

Which prompts people to ask us just what makes a prestige home?

Prestige homes have never conformed to just one idea or presentation because each of these homes have unique values that makes that particular property extra special.

There are certain attributes that a prestige property can’t be without.    For a start the old adage, location, location hasn’t just come from nowhere.  The location of the property and the surrounding amenities such as schools, cafes, restaurants, shopping areas etc can make a huge difference to the class and price of the property.

A neighbourhood of custom built homes or a waterfront location are just two examples of what could make a prestige property.

Here are some other factors than can take your home from average to prestige.

Size: This is an obvious factor when considering whether a property can be truly described as being Prestige. In our area most Prestige homes will be in excess of 2000 sqft and we have been recently involved in the sale of a property at £1.5 million in excess of 5000 sqft. 

Plot Size: In addition to the size of the property itself one must consider how much land and gardens are included in the sale. More often than not a Prestige home will have larger than average garden areas and in some cases several acres of accommodation land. Views: Prestige properties invariably have some of the best aspects the local area has to offer. They may include the lovely grounds of Haigh Hall, the views over the lovely Douglas Valley, the beautiful woodlands of Parbold and Dalton or the more hilly views up to Parbold Hill, Ashurst Beacon and Rivington Pike.

Architectural uniqueness: We are seeing more and more of this type of Prestige home. It is the dream of many home owners to find an exclusive plot of land and then to build an individual architecturally designed unique home. Many of the current crop of this type of home feature lots of glass and chrome and interesting roof designs 

A good layout and plenty of home features: A prestige property gives you room to live. When it comes to home features the top spec gadgets can be a major selling point.

Facilities: Swimming pools, saunas, tennis courts and other leisure and sporting facilities will be found in many Prestige properties. In the Wigan area there may be long boat mooring rights to some properties, private fishing ponds and the ever popular properties that include horse stables and paddocks.

Price: in the Wigan area and surrounding district most Prestige homes will have valuations in excess of £300k. The more expensive a property the more facilities there will be to identify it as an exclusive home with prices ranging from £500k to properties in excess of £1 million.
