The market continued to be unpredictable in October this year - The number of new properties coming to the market continues to be less than last year and the number being sold continues to be more than last year.

In October 2014 414 new properties were placed on the market, compared with 350 this October. 

In October this year 270 properties were Sold, compared with 228 properties Sold in October 2014.

This will continue to limit the choice available to potential buyers. 

WHY ?

It is difficult to explain why fewer properties are coming to the market.

Interest rates are still historically low.

Mortgages are easier to arrange which can be seen by the increased number of sales. 

Perhaps the austerity measures and cutbacks are having an effect ???

Which Postcodes Are Performing Best ? 

WN1: 34 new and 23 Sold: 68% conversion

WN2: 79 new and 57 Sold: 72% conversion

WN3: 47 new and 31 Sold: 66% conversion

WN4: 54 new and 46 Sold: 85% conversion

WN5: 76 new and 56 Sold: 74% conversion

WN6: 61 new and 57 Sold: 93% conversion

All postcodes are performing well on Sold conversion rates and WN4 has seen a dramatic improvement on last month.

WN6 has a consistently high sales ratio and this month broke through the 90% mark 

 

Which Property Types Are Performing Best ? 

Detached: 75 new and 61 Sold: 81% conversion 

Semi Det: 123 new and 92 Sold: 75% conversion 

Terraced: 109 new and 83 Sold: 76% conversion 

Bungalows: 23 new and 23 Sold: 100% conversion 

Apartments: 16 new and 9 Sold: 56% conversion 

No Surprise -  The standout winner again are bungalows with a 100% conversion ratio between new listings and sold.

With the exception of apartments, you can see how all property types are achieving high conversion rates.
