How to sell your property in the next 60 days? 

At this time of year I am often asked by worried sellers " Is this a good time to sell my property? "

Well the answer is Yes and No!!  

If you want to sell before Christmas you are certainly running out of time.

However, many properties still sell at this time of year and there is still time to sell yours.

 

Last year between 01/10/14 and 31/12/14  a total of 511 properties were Sold.  

Compare that with sales this year so far: 

1st   Quarter 2015 719 properties 

2nd Quarter 2015 715 properties 

3rd  Quarter 2015 643 properties 

As you can see the 4th Quarter last year had a lower number of sales than the following 3 Quarters so far this year but still over 500 properties were Sold in this period. 

In 2014 we arranged over a 1000 viewings in the last quarter of the year and we aim to achieve a similar target this year.

So what does it take to sell at this time of year? 

Well, an Estate Agent who is committed to you helps. 

 

Are You Receiving The Highest Quality Advertising ?

Does your Estate Agent use a Property Specialist Photographer ? 

If your photographs are not of the highest standard then you will not achieve the best possible price in a reasonable time period.

It only takes a few minutes looking on the Internet to establish which agents are producing the highest quality photographs. 

Are they HD Quality and in focus?

Do they include Blue sky? 

Have they removed sun glare? 

Have they moved the bins? 

Is your car the main feature of your front photo? 

Have they moved items off your work surfaces in your kitchen? 

Have they put the lights on in dark corners? 

These are just a few of the tips Joe, our photographer, will go through with you to present your property in the best possible light.

Notice Period 

One of the easiest ways to increase your agent's commitment to you is by handing in your notice. Your agent should rise to the challenge of the clock running down, and they should work even harder to sell your property. 

You don't want the same results in the New Year as you are getting now. 

If they sell it great!!
