Summer is almost over and Autumn is just around the corner.
The birds are getting ready to migrate and the squirrels are going nuts about...Nuts !

In my opinion Autumn is the most important selling season of the year because it immediately precedes Winter, the season when the least number of properties sell.
The number of properties that sell in Spring, Summer and Autumn is relatively consistent
But there is a significant drop in the number of sales in Winter

The average number of properties Sold STC in Spring, Summer and Autumn has been around 500 but you can see this drops by nearly 30% in the final two months of the year
What You Need To Do Now To Sell Before Winter
The two main things to consider to ensure that you give yourself the best opportunity to sell before Winter are,
1. Your Asking Price
How confident are you that your asking price is realistic ?
Did your Estate Agent fully explain how they valued your property ?
Did they back up their advice with relevant comparable information ?
How qualified are they to value your property ?
2. Your Estate Agent
Are they working hard enough to sell you before Winter ?
Do they communicate with you regularly ?
Are you receiving Maximum Internet Advertising on Rightmove, Zoopla and PrimeLocation ?
Are they open 7 days a week ?
Squirrels don't take Sundays off so why should your agent
What is their sales record like in your price range ?
What is their sales record like in your post code ?
Are you with a Top Selling Agent ?
If not, can you really expect A Better Price and A Quicker Sale
After all , the best value for money Estate Agent is the one who achieves both of these targets
