Establishing your budget
Start by identifying your desired location, property type, and must-have features. Ensure properties in your chosen area that meet your specifications fit within your budget.

Mortgage pre-approval
Secure pre-approval for a mortgage from a reliable advisor or lender to know your affordability and strengthen your negotiation power. If you need assistance, we can arrange a consultation with our independent mortgage advisor. You are under no obligation to use our partner services, and it won’t affect your property purchase.
Register with us
By registering with Alan Batt Sales & Lettings, you gain access to our exclusive listings and will be notified of suitable new properties as soon as they become available, often before they hit the open market.
Property search
We will accompany you during property viewings, answering all your questions. For overseas buyers or those who prefer us as their buying agent, we offer to view properties on your behalf across Wigan and provide insights, negotiating with vendors for you.
Making an offer
When you find your ideal property, we will submit your offer to the vendor along with supporting evidence such as your pre-approved mortgage status, your readiness to move, and your preferred timeline. We negotiate transparently and with integrity to secure the purchase.
Anti-money laundering checks
At this stage, we conduct legally required Anti-Money Laundering checks, which will also be carried out by the vendor’s solicitor during conveyancing.
Conveyancing
Once your offer is accepted, appoint a Conveyancing Solicitor to manage the legal aspects of the purchase. They will conduct searches, review contracts, and ensure all necessary legal checks are completed.
The final stages
Survey and Valuation
If you’re financing your purchase with a mortgage, arrange a survey to identify any structural issues and obtain a valuation to ensure the property’s worth aligns with the purchase price. Cash buyers are also advised to do this for peace of mind and insurance purposes.
Finalising the Mortgage
Your lender will finalise your mortgage application based on the survey and valuation report.
Exchange of Contracts
After completing all legal checks and negotiations, you will exchange contracts with the seller, making the purchase legally binding. A deposit is required at this stage, held by the vendor’s solicitor until completion.
Planning Your Move
Start preparing for your move. If it’s an investment property, get it ready for tenants. Consider access for removal vans and additional parking for trade vehicles, as requirements can vary locally.
As local property experts, we can recommend removal companies and guide you to the appropriate council departments. We’ll also coordinate with the vendor to provide practical advice for a smooth moving day.
Completion
On the agreed completion date, your solicitor will transfer the funds to the seller’s solicitor, and you will receive the keys to your new property.
Post-completion
Post-completion tasks for your solicitor include:
- Paying Stamp Duty to HMRC
- Transferring the title deeds and providing a copy to your mortgage lender

- Arrange property insurance
- Set up utilities in your name
